Why Your Windows Start Sweating in September (And What It’s Really Telling You About Your House)

The first cold night of September does something strange to a house. You go to bed with the windows clear, and you wake up to glass that looks like someone breathed on it — a foggy band along the bottom, beads of water pooling on the sill, maybe a damp patch on the paint underneath.

Most people assume the windows have failed. They start pricing replacements, or they blame the builder, or they just wipe it up and hope it stops. Here’s the part almost nobody gets told: in the vast majority of homes, condensation on windows is not a window problem at all. It’s a message about the air inside your house — and it’s a message worth reading, because the same moisture that’s fogging your glass is also sitting inside your walls, your closets, and your basement.

Let’s go through what’s actually happening, why it starts almost exactly when the nights turn cool, and what fixes it for good.

What condensation on windows actually is

Air holds water vapor — but how much it can hold depends entirely on how warm it is. Warm air holds a lot. Cold air holds very little. When warm, humid indoor air touches a cold surface, the air right at that surface cools down, loses its ability to hold that moisture, and dumps it as liquid water. That temperature where it gives up is called the dew point.

Your window glass is the coldest surface in the room by a wide margin. In September, the outdoor temperature drops overnight while your house is still full of summer humidity — and the glass becomes the first place in the house cold enough to hit the dew point. That’s why it appears on windows first and why it appears now, not in July and not in January.

So the water on your glass is not leaking in from outside. It came out of the air inside your own home.

Where all that moisture comes from

This is the part that surprises people. A normal household generates a genuinely large amount of water vapor every single day, from ordinary activities nobody thinks twice about:

  • Showers and baths — the single biggest source in most homes
  • Cooking, especially anything boiling or simmering uncovered
  • Dishwashers venting steam at the end of a cycle
  • Drying laundry indoors on a rack — every drop of water in those clothes ends up in your air
  • Houseplants, which release moisture constantly through their leaves
  • Breathing — a family of four adds a surprising amount overnight in closed bedrooms
  • A damp basement or crawl space, quietly feeding moisture upward all year

In summer, this doesn’t show. Windows are open, warm air carries the moisture out, and nothing is cold enough to condense on. Then one night in September you close the windows, the heat hasn’t kicked on yet, the glass drops to 55°F, and suddenly all that accumulated humidity has somewhere to go.

Real talk: I ignored this for two seasons

I used to wipe the windows down every morning in autumn and think nothing of it. It felt like weather. It was only when I noticed the wooden sill in the back bedroom had gone soft and slightly dark at one corner that I understood the glass was just the visible part. The window was showing me a number — my indoor humidity — that was also being written into the timber, the plaster, and the back of the wardrobe pushed against the outside wall. The glass was the messenger, and I’d spent two years shooting it with a paper towel.

Which type of condensation you have — and why it matters

Before you fix anything, work out which of the three kinds you’re looking at. They have completely different causes.

1. Water on the inside of the glass (most common)

You can wipe it away with your hand. This is indoor humidity meeting cold glass. It’s the type this article is about, and it’s fixable without spending real money.

2. Water on the outside of the glass

Dew on the exterior, usually on a clear autumn morning. This is not a problem — it’s actually a sign your windows are insulating well and keeping heat inside rather than warming the outer pane. It burns off by mid-morning. Leave it alone.

3. Fog trapped between the panes

You can’t wipe this away from either side because it’s sealed inside the glass unit. This one is a window failure — the seal has broken and the insulating gas has escaped. No amount of ventilation will help; the sealed unit needs replacing. If this is what you have, the rest of this article won’t fix it, and it’s worth getting a quote rather than waiting.

Why you shouldn’t just wipe it up and move on

Persistent condensation on interior glass usually means indoor relative humidity is running well above where it should be for the season. Ideally you want somewhere in the 30–50% range once heating season starts. Well above that and you get the problems that don’t announce themselves: black spotting in window corners and along silicone seals, musty smells in closets on exterior walls, peeling paint under sills, and swollen or discoloured wooden frames.

A cheap digital hygrometer — the little humidity meters that sit on a shelf — costs less than a takeaway meal and turns this from guesswork into a number you can act on. If you buy one thing after reading this, buy that.

The fixes, in the order actually worth doing them

Start at the top. Most homes never need to get past number four.

  1. Run your bathroom fan properly. Not during the shower — for 15 to 20 minutes after. The steam is still in that room long after you’ve dried off. If your fan is old, weak, or vents into the attic instead of outside, that alone can be the whole problem.
  2. Use the range hood every time you cook, and put lids on pans. A covered pot of pasta water puts a fraction of the moisture into the room that an uncovered one does.
  3. Stop drying laundry indoors, or at least stop doing it in a closed room. One load air-dried inside can release a couple of litres of water into your house.
  4. Crack windows for 10 minutes a day. This feels wasteful in cool weather, but it isn’t — dry air heats faster and cheaper than damp air. A short, sharp airing out swaps the moisture without cooling the walls and furniture.
  5. Improve airflow at the glass itself. Heavy curtains and blinds pulled tight trap a pocket of still air against the coldest surface in the room. Leave a gap at the bottom, or open them earlier in the morning.
  6. Move furniture off exterior walls by a couple of inches. A wardrobe flat against a cold outside wall creates a dead, cold pocket behind it — a favourite spot for mildew you won’t find until you move it.
  7. Deal with the basement or crawl space. If it’s damp down there, everything above it is fighting a losing battle. This is where a dehumidifier genuinely earns its keep.
  8. Then, and only then, consider a dehumidifier upstairs or look at the windows themselves. If you’ve done the first seven and your hygrometer still reads high, now you have real evidence for spending money.

The one thing to do this week

Don’t buy anything yet. Tonight, before bed, pick the room where the condensation is worst and leave the door open, the curtains slightly parted, and the closet door ajar. In the morning, look at the glass. If it’s noticeably better, you’ve just proven your problem is trapped air and ventilation — the cheapest problem a house can have, and one you can solve for free before the heating season really starts.

Condensation on windows is the only warning you get about indoor humidity that you can actually see. Most people wipe the warning away. Read it instead, and you’ll head off the mold, the soft sills, and the musty closets before any of them ever show up.
